PMAY | 2018 | Application Process | Pradhan Mantri Awas Yojana

Previously called “Housing for All”, Prime Minister Narendra Modi launched Pradhan Mantri Awas Yojana (PMAY) in 2015 to provide a place to reside for millions of urban poor. The Government has already identified over 2,508 cities and towns across 26 states in the country with an aim to build over 2 million houses.

Pradhan Mantri Awas Yojana (PMAY) can be applied by two categories

  1. MIG, LIG and EWS (Other 3 Components) – The economically weaker sections like MIG, LIG and EWS are considered as beneficiaries under the Housing for All by 2022.
  • Middle Income Group (MIG) – annual income between Rs. 6 lakh and Rs. 18 lakh.
  • Lower Income Group (LIG) – annual income is between Rs.3 lakh and Rs.6 lakh.
  • Economically Weaker Section (EWS) – annual income stands at Rs. 3 lakh.
  1. Slum Dwellers – Slum areas are poorly built residences where 60 to 70 households or approximately 300 people stay. These areas are unhygienic as they lack proper sanitation facility, proper infrastructure and drinking water. People living in these people can apply for the Housing for All by 2022 Scheme under the Pradhan Mantri Awas Yojana.

Applying for PMAY under Other 3 Components Online

  • Visit the official PMAY website http://pmaymis.gov.in/
  • Click on “Citizen Assessment” and select “Benefit under Other 3 Components” from the options.

  • Enter your Aadhaar number and click submit

  • If the information’s you provided is correct, it will direct you to the next page and you will be asked to provide information’s which include name, income, no. Of family members, residential address, contact number, age of the head of the family, religion, caste.
  • Once all the information is provided, scroll down, type the captcha code in the box and click submit.

Applying for PMAY by the Slum Dwellers

  • Log on to the official website of PMAY http://pmaymis.gov.in/
  • Click on the “Citizen Assessment” and select “For Slum Dwellers” from the options.

  • Enter your Aadhaar number and click on submit.

Online Application for PMAY through Citizen Service Centre (CSC)

Follow the below steps to apply for PMAY online:

  • Visit the official website of Pradhan Mantri Awas Yojana (PMAY) of Common Service Centers (CSC) https://registration.csc.gov.in/pmay/
  • Click on the “Apply Here” link or directly visit https://registration.csc.gov.in/pmay/RegAuth.aspx

  • On this page, enter your Aadhaar number and select the monthly household income, check the declaration box and click “Next” for the next step.

  • In this step, you will be asked to select a verification method, choose one from the Iris (Eye scan), Fingerprint or One Time Password (OTP).
  • Now, check the declaration check box and click on “Generate OTP”. After receiving OTP on the Aadhaar registered mobile number, enter the OTP and click “Validate OTP” button.
  • An application form will be provided on the next page. Fill the required details properly and submit it.
  • Next Screen will show an application number or assessment ID which can be used to check the status of PMAY application

Pradhan Mantri Awas Yojana (PMAY) Beneficiary list

Pradhan Mantri Awas Yojana (PMAY) is an initiative taken by Prime Minister Narendra Modi with an objective to provide financial assistance to Economically Weaker Section of the Society, Low Income Group (LIG) and Mid Income Group (MIG) for house purchase and construction purpose.

This scheme seeks to address the housing problem through the following broad programs:

  • Slum rehabilitation
  • Provision of Credit – linked subsidy for the weaker section
  • Provision of affordable housing by collaborating with public and private sectors
  • Beneficiary-led house construction or enhancement

Features of Pradhan Mantri Awas Yojana

  • Priority will be given to senior citizens and differently abled while allotting house on the ground floor.
  • Under this scheme, the house will be allotted in the name of the matriarch or in the name of jointly the male and female head of the family. Therefore, the applicants should mention the name of their mother or wife at the time of the registration.
  • Government is taking a step towards creating an environmentally safe household as this scheme is taking up eco-friendly and environmental methods to build the house.
  • The beneficiaries will be provided 6.5% interest subsidy on the housing loans, for 15 years.

4% Interest Subsidy on Home Loans upto Rs 9 Lac

Maximum Subsidy Provided will be Rs. 2,35,000

 

Medium Income Group 2 Annual Household Should be in between 12 – 18 lac

Applicant and Family should not own a pucca house anywhere in India

Carpet Area of House for which loan is applied for should be less than 110 sq meter

Loan should be approved on or after Jan 1st 2017

3% Interest Subsidy on Home Loans upto Rs 12 Lac

Maximum Subsidy Provided will be Rs. 2,30,000

 

 

How to Check if you are in PMAY-U Beneficiary List

Follow the below steps to check your name in PMAY beneficiary list

  • Visit the official website:http://pmaymis.gov.in/ of PMAY – U
  • Look for “Search Beneficiary” option and click on “Search by Name” link in the options menu.

  • Enter three letters of your name and click “show” button

  • After clicking the show button, a list of beneficiaries matching your name would be displayed on the screen along with survey code, fathers name, component name, city name and state name.
  • You can view the complete details by clicking the beneficiary name and then entering your mobile number and verifying it with the OTP.

This social welfare program by the Government is aimed at providing shelter for all by 2022. However, the main focus will be on people who belong to the EWS and LIS categories.

Government will soon increase the coverage of PMAY subsidy scheme

Government is planning to increase the coverage of subsidy scheme for first time home buyers under Pradhan Mantri Awas Yojana (PMAY) in urban areas. According to sources, the guidelines will be redesigned in order to bring properties fall under any part of all development authorities including villages, industrial belts, and even special development authorities to be eligible for interest subsidies.

As per the guidelines, coastal cities which are under port development authorities will also be covered. However, the interest subsidy is available only for buying the first houses in urban areas. According to sources, these changes are done following reports of the banks not approving loan applications under interest subsidy scheme in certain areas in urban localities.

There have been instances when banks have raised questions about the agency or authority issuing approvals for housing projects other than the notified development authorities. Since the intention is to extend the benefit to maximum people, work in progress to modify the guidelines that will benefit more and bring more clarity. But the projects to be qualified for this will need to get the requisite approvals
said a government official.

Despite the fact that the housing ministry had reconstructed the guidelines to extend the interest subsidy scheme to more houses falling under area notified by development authorities such as Noida or Greater Noida, the problem still persist.

Under Pradhan Mantri Awas Yojana (PMAY), any household with total annual income of Rs. 6 lakh to Rs. 18 lakh can apply for the scheme. The applicants are also allowed to include the income of the spouse at the time of applying for this scheme. It is also important to note that under PMAY, beneficiaries are allowed to purchase only a new house. People who already own a house are not eligible to apply for this scheme.

Pradhan Mantri Awas Yojana PMAY – G, Rajasthan

Government of Rajasthan has set a target to build 4.31 lakh houses by 2016 – 17 under the Pradhan Mantri Awas Yojana Gramin (PMAY – G). To begin with the procedure, government has directed the districts to complete the beneficiary identification and registration work within the given time frame.

The beneficiary list for the scheme is being prepaid based on SECC – 2011 data. If an interested candidate find themselves fitting in the eligibility criteria, can contact the respective Gram Panchayat / Panchayat Samiti or E – Mitra Center.

Also the beneficiaries for the PMAY – G scheme are required to share the following documents to avail the scheme:

  • Savings Bank Account Number opened under Jan Dhan Yojana or Bhamashah Yojana
  • Bhamshah Card Number / Aadhaar Card Number
  • Mobile Number
  • Photo of the head of the family
  • Registration documents of the plot where house is to be built

Financial Assistance under PMAY – G in Rajasthan

The eligible beneficiaries will be provided with Rs. 1, 48,290 out of which Rs. 1. 20 Lakh would be provided in three installments of Rs. 30 thousand Rs. 60 thousand and Rs. 30 thousand.

The beneficiaries will also receive Rs. 12,000 to build toilets under the Swachh Bharat Mission. And rest Rs. 16,290 would be provided as 90 day labour fee under the MGNREGA.

The beneficiaries can also apply for a loan of up to Rs. 7,000 as per their choice. PM Narendra Modi has also announced 3% subvention (grant of money) on interest rate for loan up to Rs. 2 lakh taken in 2017 for the new construction or extension of housing in rural areas.

Government also offers app service where the beneficiaries can download Awaas App on their smart phones to receive installments. The beneficiaries are also required to share the details and construction status of the house along with photographs in order to receive the installments amount.

Centre approves to increase carpet area of houses for MIG under PMAY

The Union Cabinet has approved increase in carpet area houses eligible for interest subsidy scheme (CLSS) for the Middle Income Group (MIG) under Pradhan Mantri Awas Yojana Urban (PMAY – U).

The carpet area of the house has been kept different for all the category by the government and it’s the carpet area and not the super area that is to be looked at.

At present, the carpet area of MIG I is 90 sq m i.e. 968.752 sq ft which will be increased to 120 sq m i.e. 1291.668 sq ft. And for MIG II category the carpet area would be 150 sq m i.e. 1614.585 sq ft instead of 110 sq mt 1184.03 sq ft. And these changes will be implemented from January 1st 2017.

Also under the MIG I category, a four per cent interest subsidy will granted to the beneficiaries, whose annual income is between Rs. 6 lakh and Rs. 12 lakh, on a loan of up to Rs. 9 lakh.

And for MIG II category, the beneficiaries with an annual income of Rs. 12 lakh to Rs.18 lakh get an interest subsidy of three per cent on a loan of up to Rs. 12 lakh.

Carpet area is the area enclosed within the walls, which does not incorporate the thickness of the inner walls. It becomes built – up area once you include outer walls, balcony, and other common areas. Further, inclusion of space for lobbies, stairs, elevators, becomes a super – built area.

Earlier, the Centre had extended the timeline for availing interest subsidy of around Rs 2.6 lakh on home loans under the Pradhan Mantri Awas Yojana (Urban) by the middle income groups (MIG) up to March 2019.
